Certain real estate services in Australia fall under AUSTRAC's regulation, meaning agencies providing those services must meet AML/CTF requirements.
Why does Eskaros Property ask for this information?
Like every real estate business in Australia, Eskaros Property must comply with AML/CTF obligations when providing regulated services. We aim to make this process clear and straightforward, so our clients understand exactly why we ask and how we handle their information.
What is Customer Due Diligence?
If you're buying or selling property through us, we're required to complete a Customer Due Diligence (CDD) check before providing certain services. This means verifying who you are, understanding who owns or controls any entity involved in the transaction, and taking extra steps if a transaction carries higher risk.
What information might we ask for?
Depending on the transaction and ownership structure, your Eskaros Property representative (or our AML service provider) may request:- Your full name, date of birth, occupation and residential address- A form of ID to confirm your identity (driver's licence, passport, etc.)- Ownership or control details for any company, trust or entity involved- Information about the nature and purpose of the transaction, and where required, the source of funds
How is this information used?
We collect this information to meet our legal obligations, confirm identity, assess risk, and ensure the transaction is legitimate. It may also be used to keep the compliance records we're legally required to hold, and — where the law requires — to support reporting to AUSTRAC.
How do we handle your personal information?
We only collect what's reasonably necessary to meet our AML/CTF obligations. In line with OAIC guidance, we don't retain full copies of identification documents beyond what's legally required. See our Privacy Policy for more detail.
What if I don't provide the requested information?
If we can't obtain the required information, we may not be able to proceed with the transaction. Completing Customer Due Diligence is a legal requirement before we can deliver certain real estate services.
